The first step in the home buying process is to find out what your max budget will be for home price. Don't fall in love with a home first and then find out that you can't buy it! Our mortgage payment analysis and mortgage preapproval will let you know your specific buying power. We start by asking what you want. What payment could you feel comfortable with when you sleep at night? From there we can determine your price range. Your preapproval is totally unique to you - your credit scores, your down payment and your debt-to-income. When you start shopping with your Realtor, we want you to fall in love with the home that fits you and have peace of mind that you can afford it.

Unlike most other lenders, we will also provide extra effort to give our clients financial peace of mind about their new home and new mortgage payment. At the same time that we do your home payment analysis and mortgage preapproval, we will also work with you to find what we call "hidden money." This additional step makes our process VERY unique. Our goal is to help you find any areas where you may be unknowingly over spending. The most common culprits are insurances or taxes. ALL of your finances need to work together! What if you don't get preapproved for the mortgage loan amount that you need to buy the kind of home that need or want? The reason you can't be preapproved for a higher loan amount is that your current monthly debt obligations take up to much of your monthly income - making your debt-to-income (DTI) ratio is too high. When this happens, we will provide a specific written debt-to-income improvement plan showing you the most efficient way to eliminate monthly debt payments to lower your DTI. This is NOT a credit repair program, but it will also help improve credit scores. There is no additional cost for this customized plan.

Prior to settlement, we will help you secure a home insurance policy. The most important thing is that you get the correct coverage for your new property. We'll make this step very easy with a company that can shop 55 national and regional carriers. They will also see if they can save you money before settlement by bundling your home and auto coverage. It doesn't happen every time, but we have had many clients lower their auto prices just before settlement.

After settlement, we will help you make sure that your family has a mortgage pay off program in case an income provider dies, leaving the family to pay the mortgage and other obligations on one income (or even worse no income for a stay at home parent). If you need two incomes to qualify for your mortgage, then you absolutely need protection if one cannot continue. We can provide a "Return of Premium" policy that can match your loan amount and mortgage term length, but return all premiums paid at the end of the term period.
